Marple Newtown Home Sales Still Positive For Q1 in 2012

Prudential Fox & Roach compared statistics to the previous three years.

First-quarter home sales trends in and compare more favorably to county and state trends in the long term than the short term, according to statistics reported by Prudential Fox & Roach.

The real-estate firm reported 40 homes sold in Marple (54 percent increase over last year) and 33 homes sold in Newtown (27 percent increase over last year) for the months of January through March–both slightly higher than last year's first quarter of 26 homes sold in both townships.

Meanwhile, home sales rose 13.9 percent throughout Delaware County (778 to 886) and 12 percent throughout Pennsylvania (5,885 to 6,577), the firm reported.

Since 2009, first-quarter Marple home sales have risen 66.7 percent, from 24 to 40 home sales, while Newtown home sales have risen 65 percent, from 20 to 33 home sales.

In that period, however, the prices of homes in Marple have dropped by 14 percent, while home sale prices have dropped 0.7 percent in Newtown since 2009. In the county, home sale prices, overall, have dropped by 10.3 percent since 2009 as well as in the state by 1.5 percent.
