Ravenscliff Phase III Gets Approval By Commissioners

The final land development plan for Phase III of the Ravenscliff Subdivision on Old Marple Road was approved by Marple Board of Commissioners on Monday, Dec. 10.

BROOMALL–In other business, the Marple Township Board of Commissioners unanimously approved the revised final land development plan for Phase III of the Ravenscliff Subdivision on Old Marple Road.

The final phase calls for 146 stacked townhouse condominium units to be built in lieu of the 160 mid-rise condo units, which were originally approved for Phase III of the development.

The resolution is subject to several conditions, including 100 feet of non-disturbance and a 150-foot berm with landscaping surrounding Phase III's development from its neighbors, said Township Solicitor Adam Matlawski. The berm and non-disturbance area were discussed at the last commissioners meeting in November.

In a separate vote related to the development, the commission unanimously approved the conditional use request of Sentinel Ridge Development IV, LLC.

The approved request will permit buildings and utilities located in a Residential Medium High Density (RMHD) District to be constructed within areas of steep and very steep slopes in the development, according to the resolution which was passed.

Commissioners President Michael Molinaro asked for clarity about an existing house on the property. Bo Erixxon, vice president of land and site development for the project, said the existing house will be maintained.

Phase I and Phase II of the development both include 29 carriage homes. The commission approved Phase I in August 2010 and Phase II in March 2012.
